First Post...sorta

Brand new to Active Rain and just getting a feel for it.


Central Oklahoma, small town/rural. We have a stable to declining market. Local markets are driven (mostly) by school district. Some areas you can have one town's address, a different town's phone # and another town's school district. (Love it when out of area agents list a property in the non-preferred School District but claim it is in the preferred one because it has that town as its mailing address.)

Quite a few of our counties are not fully automated and you must search the courthouse by hand to get all the sales.

We have not been hit as hard as other parts of the country, since we did not have massive price increases. Market values increased by 3-6%/year for 5-7 years and over the last 3+ years market values have declined by 1-5%/year.

I am the broker/owner and have been licensed 22+ years. We are family owned and operated office. We have an office in Purcell and an office in Norman. I managing the office in Purcell.

Anyone else having trouble getting things to post? I get the statement (paraphrasing) "You cannot post a blank comment" or something like that. Anyone else have this problem?

I can't use the functions across the top either. They didn't work at first, worked for about a week and then quit working again.

BTW, still working on my signature, but I can't edit it anymore because of the problems I previously stated.

Than-welcome to Active Rain.  Occassionally the system likes to act up so if you get an error message just give it a minute and then try again.  We don't have anything called "preferred" school districts.  Though some buyers are interested in being in a particular HS they can always search the local public school sites, put in an address and the correct school will pop up.  Our school field is optional and plenty of agents just skip it instead of putting in the right information.

Rene: No, I use my HP laptop, which is my main work computer.

Cindy: By preferred I meant preferred by the Buyers. Most of our School District's (SD) websites (if they have one) are very basic. Our school field is optional also. I wish they would leave it blank when they don't know, but most MLS searches are centered on school district and those that are left blank are left out. Thus, it is a extremely important field. I think getting the SD correct is important and pretty easy. It adds value to our service and to the MLS. Why should we make the client search each property address on a different website when the SD can and should be correctly entered on each listing?

Lisa: Thanks! Active Rain seems interesting, but wondering about the value vs the cost of $69/mo.

Than, Welcome to Active Rain, it is great.  Sometimes things do get a little "glitchy" they will be down for maintenance so maybe things will get better for you.  Follow some of the greats, Coach Katerina and others and you will be fine!
