There is less than a 6 month supply of homes on the market, which is a indicator of a seller's market.

The asking price to sold price ratio increased again, which is another indication of a seller's market.

Average Days on Market (DOM) went below 100 and this is another indication of a seller's market.

Does this mean seller's can ask and get whatever they want? No, the appraised price must still be based on recent sales, but appraisers can justify increasing values. This is the time that a market starts a strong upward trend.

Hi Than -- buyers who are waiting(or who waited) for prices to hit bottom may be out of luck -- but mortgage interest rates are still quite competitive and at historic lows.   These are only two factors in the home buying equation -- what happened to the concept of people wanting to own a home so they can do whatever they want without asking the landlord?
