For the last three (3) months the Monthly Housing Statistics have been steadily improving for sellers. If you are looking to purchase now is the time to get off the fence and get into your new home.
There is less than a 6 month supply of homes on the market, which is a indicator of a seller's market.
The asking price to sold price ratio increased again, which is another indication of a seller's market.
Average Days on Market (DOM) went below 100 and this is another indication of a seller's market.
Does this mean seller's can ask and get whatever they want? No, the appraised price must still be based on recent sales, but appraisers can justify increasing values. This is the time that a market starts a strong upward trend.
