The data is still showing a seller's market. The housing inventory is down to 4.26 month's supply, which is a strong Seller's market. Anything below a 6 month's supply is considered a Seller's market.

Average days on market (DoM) is at 82 days. Anything below 90 is considered a Seller's market.

The average sales price has increased to just over $180,000 and the year to date total sales volume is up more than 17% in a year to year comparison! Plus, closed unit sales has increased almost 11% in the same year to year comparison.

What do all these numbers mean to you?

If you are thinking about buying, then waiting is not to your advantage and it is time to step into the market. The last 12 months have seen prices increase by 4-6%. (Varies by location, of course.)

If you are thinking about selling or need to sell, then it is a good time to list your property. Values are slowly increasing and appropriately priced homes are getting around 97% of the list price.

Should you wait to list when prices are higher? Depends on your time frame, but we are in a gradually increasing market, so don't expect a huge price increase. If you are selling and then buying another property then any increase you receive will be offset by the increase in the value of your new property.

Than, I like the way you interpret the market report as this is helpful to the consumer whether they live in the area or are planning to relocate to your area.
